Income Requirements – Minimum Gross Income Requirement (before taxes) is 3 times the rental rate of the property you would like to rent.

Security Deposits – A Security Deposit is not required. The renter can purchase OBLIGO, an insurance policy, for the landlord to cover their property/unit of excessive damages and unpaid rent/ instead of paying a cash security deposit. The renter will be given a link at lease approval to apply to purchase a policy. These policies are offered at a low monthly premium usually between $30 and $100 a month (dependent on applicants’ qualifications). If the renter is not qualified or elects not to use OBLIGO a refundable cash security deposit of 1 months’ rent will be due. If the security deposit is not paid or OBLIGO policy is purchased, the property will still be listed as available to other applicants.
Move-In Funds Due: One full month’s rent is due at lease signing. If the first month is a partial month the prorated amount will be due the second month of the lease. The applicant will not be locked into the property until the lease is signed, one month’s rent is paid, and a OBLIGO Security Deposit Insurance policy is purchased covering One monthly rent OR One months’ rent cash security deposit is paid.
Housing Voucher applicants MUST include a signed Request for Tenancy Approval Housing Voucher Program (form HUD-52517) obtained from their Caseworker in addition to the application. Include your caseworker’s contact info with the app.
Reusable Tenant Screening Reports not accepted. Tenants must use the RPM GOLD application and screening Reports.
Common Reasons to be Declined but NOT ALL reasons to be declined – eviction filings, unpaid balances due to landlords, move-in date longer than 30 days out, credit score beneath the listing’s requirement, insufficient or unverifiable income, and unsatisfactory references. Inability to secure security deposit insurance or pay the security deposit within 24 hours of acceptance, and recent bankruptcies. Unqualified occupants, pets, and/or vehicles can also be a reason for the decline.
A criminal background check will be conducted on each applicant. The criminal background check will take into account an individualized assessment of the applicant’s record related to any type of crime committed, the specific actions that resulted from the crime, how long ago the crime occurred, and how the individual’s circumstances may have changed since then.
