HOW TO APPLY: The applications are found on our website, located on each individual listing’s page.

APPLICATION TURNAROUND TIME: 24 to 72 business hours

Utilities: No utilities included unless otherwise specified in listing
Lease Length: 1–3 years accepted
Pets: Allowed on a case-by-case basis ($50/month per approved pet, no pet deposit)
Smoking/Vaping: Not permitted in or on the property

Fees & Move-In Costs

Application Fees:
$65 per applicant (18 or older)

Security Deposit Options:

A security deposit is required, with two options:

✅ Option 1 – Cash Security Deposit: A refundable security deposit equal to one month’s rent is required.
✅ Option 2 – Obligo Security Deposit Alternative (Only Available with Residence Benefits Package)

Tenants enrolled in the optional Residence Benefits Package ($49/month) may qualify for Obligo, allowing them to pay a low monthly premium instead of a full security deposit.

Upon lease approval, an Obligo policy link will be provided. Policies typically range from $30–$100 per month, depending on applicant qualifications.

⚠ If a tenant does not opt into the Residence Benefits Package, they must pay a traditional security deposit.

Move-In Funds Due:

One full month’s rent due at lease signing
If the first month is a partial month, the prorated amount is due with the second month’s rent

📌 The lease is NOT secured until:

  • The lease is signed
  • The first month’s rent is paid
  • Either: A cash security deposit is paid OR an Obligo policy is purchased (if eligible).

💡 Note: Once the lease is signed and the required funds are paid, if the tenant fails to move into the property, it will be considered a breach of lease, and the tenant may be held financially responsible for lease obligations.

Tenants may choose to enroll in the optional Residence Benefits Package, which includes:

Income & Credit Requirements

Income Requirement: Applicants must have a minimum gross income of at least 3x the rental rate before taxes.
Alternative sources of income, including rental assistance and housing vouchers, will be considered in accordance with fair housing laws.

Credit Score Requirement: A minimum credit score is in the listing and is required for all financially responsible applicants.

Background Check Requirements:

A criminal background check will be conducted on all applicants. An individualized assessment will be performed to determine eligibility, considering:

  • The nature and severity of the offense
  • The time elapsed since the conviction
  • Any rehabilitation efforts

Criminal records that do not pose a direct threat to the safety or property of others will not be an automatic basis for denial.

Housing Voucher Applicants

Housing vouchers and other rental assistance programs are welcome. Applicants must include a signed Request for Tenancy Approval (HUD-52517) from their caseworker.
Caseworker contact information must be provided with the application.
📌 The authorized amount of the voucher must be equivalent to or greater than the rental amount to comply with HUD regulations.
📌 Applicants will not be denied based solely on the use of a housing voucher, as per Maryland state fair housing laws.

Tenant Screening Reports

Reusable tenant screening reports are NOT accepted.
No RentSpree applications will be accepted.
Applicants must use RPM GOLD’s application and screening services.
