Licensed Real Estate Agents Can Get Up to Half a Month’s Rent for Property Management Referrals or a percentage of the remaining value for property management contracts or entire property management companies.
With the sales market in Southern Maryland currently very good, we are now being approached by real estate agents who want to spend more time prospecting and servicing buyers and sellers. Many of these agents are opting to offshoot some of their low-revenue rental listing opportunities and property management contracts or even entire property management companies.
When agents come to us, they have three concerns they want to address before they refer the rental property to us:
- They want to list the property for sale only when the owner is ready to sell.
- They want to ensure their client’s home is being well maintained and taken care of.
- They don’t want to lose any revenue that they could potentially make from leasing the property.
- They manage rentals and realize the revenue is not worth the work, time, and stress in hopes of eventually selling the property
We’ve created a program for licensed real estate agents that addresses all of these concerns.
First, here at Real Property Management Gold, we do not sell real estate. We focus strictly on rental property management. When we receive a referral, we enter into a written agreement with the agent. This agreement states that if the owner decides to sell the property after the lease term, we will notify the referring agent. This allows you, the agent, to contact the homeowner and procure the sales listing. Our maintenance department can then assist with any repairs or maintenance required to get the property ready for market.
Plus, we’re now offering a referral fee of half a month’s rent for every rental listing and property management referral. If you decide to list the home for rent yourself and your client wants property management only, we offer a referral fee of $500. We will also provide an application link that can be entered into Bright MLS, which will automatically send all the applications to us. We will then handle all of the tenant screening, draft the lease agreement, coordinate utility transfers, and complete the move-in inspection.
If you have multiple property management contracts or company we can purchase your contracts outright and still refer the client back to you when they are ready to sell.
So to recap: if you refer your rentals to us, you are guaranteed to get the listing back if that client decides to sell in the future. In addition, we will pay a referral fee of half a month’s rent for the listing, with a 1-year property management agreement.
