Federal Eviction Moratorium Ending 7/31 Southern Maryland Impact
The Eviction moratorium is ending Federally on 7/31/2021 and in Maryland on 8/15/2021 RPM GOLD does not foresee a spike in evictions in Single Family field in Southern MD. We are fortunate that most of our population is employed in Government or Military which are not as impacted by the Pandemic.
RPM GOLD only currently only has 3 renters out of 400 homes utilizing the moratoriums and approximately 10 Renters Behind on Rent Total most are not far behind and will not be evicted. These 10 are not using the moratoriums and have not pledged that the rent is not being paid due to COVID related items. Help for renters is available for delinquent renters through charities and organizations such as Three Oaks, Housing Authority and Social Services in all three Southern Maryland Counties. If landlords except these funds they can only use it for gross rent. It does not cover late fees or tenant damages to the property.
Evictions will not take place immediately upon the expiration of the moratorium. Anyone who will be evicted will take 6 to 12 additional weeks as these have to be processed through the courts and local sheriffs departments. Many tenants in Maryland have already been evicted due to refusing to sign the mortarium form under perjury. To qualify for the moratorium renters must prove the rent is not paid due to Covid.
Low supply on rental housing is causing some potential tenants to become desperate and aggressive. We have seen fake or incomplete income documents, people using other names and socials to apply for homes, people trying to submit their own credit repots or fake credit reports, renters using jobs they no longer have on application, fake references, sob stories, not taking no for an answer. As always it is imperative that you run through and legal tenant screening for every applicant to ensure you get the best quality tenants to avoid having to go through the eviction process in the future.
