Seasonal Southern Maryland Home Maintenance Checklist

Fall is upon us, which means it’s time to prepare for a change in the weather and do some routine care at your rental home to ensure it stays in good condition throughout the season. Please take a few minutes for these important resident responsibilities before colder weather comes.

Check for Safety Hazards

Look for anything that may cause accidents. Look for loose handrails, loose or buckling carpet, or any other accidents that may be waiting to happen. Check for electrical hazards and verify that no outlets feel warm to the touch. Inspect fire extinguishers to ensure they are operational. Check smoke, carbon monoxide, and radon detectors as well as security alarms. Replace batteries when you need to. Finally, locate the gas and water shut off valves and review household emergency procedures.

Seasonal Maintenance Items

Take care of your filters and vents. Replace all air conditioning, heating, and range hood filters. Then, vacuum out the heat registers, intakes, vents, fans, radiators, and under appliances. This will keep air healthy and prevent fires. Change your furnace filter every month throughout the winter. Doors and windows need to shut tightly. Lubricate door hinges and tighten screws if needed. Deep clean carpets and rugs. Clean traps and drains in the dishwashers, sinks, tubs, and showers. Check faucets for signs of dripping. Grind ice cubes in the garbage disposal to clean the blades, then flush with hot water and baking soda.

If you have a plumbing fixture that isn’t used frequently, like a laundry tub or an unused bathroom sink, run some water briefly to keep water in the tap. Finally, step outside to tidy up. Clear off debris and store things like hoses.
