Fall Maintenance Reminders for Southern Maryland Rental Property Owners

It’s fall! That means it’s time to protect and prepare your rental property for colder weather. Fall maintenance protects your investment and preserves its value. We recommend four optional services this time of year to keep your property well-maintained.

Heating, Ventilation, and Air Conditioning

Your fall maintenance program starts with heating, ventilation, and air conditioning maintenance. This will help you avoid expensive repairs that are often due to neglect, and will keep your tenants comfortable. As cooler weather approaches, it’s time to make sure the heating system is in good working order. Clean and replace filters for better ventilation, and remove build up on fans and forced airways. Bleed radiators and protect the outside air conditioning unit if applicable. Take care of any AC repair that’s necessary and keep up with HVAC maintenance. Check basement humidity levels, and check any humidifiers or dehumidifiers as appropriate.

Fall Property Inspection

It’s also time for a fall property inspection. We will schedule a complete assessment of your property inside and out to verify lease compliance and report any needed repairs so they can be addressed proactively.

Fall Landscaping

Order fall landscape maintenance to preserve your property’s long term value. This may include fertilization and fall pruning of shrubs and trees. It’s also a good opportunity to remove any plants or roots that impact the siding or brick.

Chimney Sweep

If your property has a fireplace or a wood burning stove, it’s a good time for a chimney sweep. All wood burning appliances or chimneys are cleaned and inspected for end of season maintenance. The chimney cap and caulking between the cap and the chimney are checked, and any obstructions such as nests are removed.
